3. What personal data do we collect?

3.1 Visitors without registration

When you visit our platform without registration, your privacy is fully respected. We do not collect personal data. Our system records only anonymous technical information that cannot identify the end user:

• Anonymous IP address
• Internet browser type
• Operating system
• Date and duration of the visit
• Visited pages on the platform

3.2 Registered users

When creating a user profile, we collect:

• First and last name
• Email address
• Location
• Phone number (optional)
• Profile photo (optional)

3.3 Advertisers (agencies and individuals who post listings)

When posting an advertisement, we additionally collect:

• Agency name
• Contact information that will be visible on the listing (phone, email, etc.)
• Information about the advertised real estate: location, description, images, price, features, etc.

The responsibility for the accuracy of the entered data lies solely with the advertiser. Делта Недвижности is not responsible for the accuracy of the listing content.

4. Method of personal data collection

4.1 Directly from you

We receive data directly during:

• Registration and creation of a user profile
• Posting a listing
• Filling out contact forms
• Communication with our team via email, phone, Viber, or WhatsApp

4.2 Automatically, cookies and tracking technologies

Part of the data is collected automatically during the visit to the platform via cookies and similar technologies. More information is contained in Section 6 of this policy.

4.3 Via Google Social Login

If you choose to register or log in via Google, we receive certain data from Google: your name, email address, and unique user identifier (ID). This data is used exclusively for identification and management of your profile on the platform.

5. What do we use your personal data for?

We use your personal data exclusively for the purposes they are intended for and do not share them with third parties except in cases specified in Section 8.

6. Cookies and tracking technologies

Cookies are small text files that are saved on your device when visiting the platform. They help the platform function and improve your user experience.

6.1 Mandatory cookies

These cookies are necessary for the basic functioning of the platform: authentication, session security, and navigation. Without them, the platform cannot function. They cannot be turned off.

6.2 Analytics, Vercel Analytics

We use Vercel Analytics (Vercel Inc., USA) to collect anonymous, aggregated statistical data on platform usage, including: pages visited, source of traffic, and device type.

6.3 Advertising, Facebook Pixel

We use Facebook Pixel (Meta Platforms Ireland Limited, Ireland) in order to measure the effectiveness of our advertising campaigns and display personalized ads on Facebook and Instagram.

Facebook Pixel may collect:

• IP address
• Browser and device information
• Information about visited pages and actions performed
• Advertising identifiers

6.4 Maps, OpenStreetMap / Leaflet

To display the location of advertised real estate, we use OpenStreetMap via the open source library Leaflet. When loading the map, your IP address may be transmitted to the servers of the OpenStreetMap Foundation.

6.5 Cookie management

You can manage your cookie settings through:

• The cookie banner during your first visit to the platform
• Your browser settings, all modern browsers allow turning off or deleting cookies. Note that turning off mandatory cookies may limit platform functionality.

7. Communication via Viber and WhatsApp

Our customer support team is available via phone, Viber, and WhatsApp at 071 360 169.

By self initiating communication via Viber or WhatsApp:

• Your data (phone number and metadata) are processed outside of our platform, according to the privacy policies of Meta Platforms / WhatsApp and Rakuten Viber.

• The communication is intended exclusively for customer support.

8. Sharing your personal data with third parties

Делта Недвижности does not sell, transfer, or share your personal data with third parties, except in the following cases:

• Technical service providers (hosting, analytics, advertising), only to the extent necessary to perform the specific service. All such partners are bound by a mandatory data processing agreement and process them only for the intended purpose.
• Google, when using Google Social Login, for authentication purposes.
• Meta (Facebook), with granted consent for advertising cookies.
• MoI and competent authorities, upon official request from an authorized person, in accordance with the law. The identity of an advertiser (IP address, phone number) may be disclosed exclusively at the request of a competent authority in procedures related to illegal activities.
• In case of merger or sale of the company, personal data may be part of the transaction, under the same or stricter conditions for privacy protection.

9. International transfer of personal data

Certain technical service providers and cloud infrastructure providers we use (Google, Meta/Facebook, Vercel, Supabase, PostHog, Microsoft, Sentry, Expo, Apple) may store and process your data on servers outside the Republic of North Macedonia, including EU member states and the USA.

In all such cases:

• For providers in the EU/EEA, regulations corresponding to GDPR apply.
• For providers outside the EU (e.g., USA), we provide appropriate legal guarantees through EU standard contractual clauses or the EU US Privacy Shield framework.

We apply appropriate technical and organizational measures to protect your personal data from unauthorized access, loss, destruction, or misuse:

• HTTPS encryption (SSL/TLS), all communication between your device and our server is encrypted.
• Encrypted passwords, we do not have access to your password; it is saved in a hashed format.
• Limited access, only authorized personnel of Делта Недвижности have access to personal data.
• Regular security checks, our measures are constantly upgraded in accordance with technological development.

However, no system can guarantee absolute security. In case of a personal data security breach that may cause a high risk to your rights and freedoms, Делта Недвижности will notify you and the Agency for Personal Data Protection within 72 hours of learning about the incident. If you notice misuse or unwanted use of your data, please notify us immediately at deltanedviznosti1@gmail.com.

Tips for password protection:

• Keep your password secret.
• Do not use the same password for multiple platforms.
• If you suspect that someone has unauthorizedly discovered your password, change it immediately and contact us.

12. Prohibition of automated data extraction (Web Scraping)

Делта Недвижности pays close attention to the accuracy, privacy, and protection of the data of our users and real estate agencies. Use of the platform is permitted exclusively for personal and commercial purposes in accordance with normal manual searching.

The use of automated software, bots, scripts, spiders, crawlers, or any other technical tools for the mass and automated downloading, copying (scraping), indexing, or mining of listings, descriptions, prices, and photos published on Делта Недвижности is strictly prohibited. Any unauthorized extraction of data for republication on other platforms, aggregators, or external databases is considered a violation of the platform's intellectual property and business interests.

Делта Недвижности reserves the right to implement advanced technical protections (such as rate limits, CAPTCHA tests, and IP blocking) to prevent such traffic, as well as to initiate appropriate legal proceedings if automated data extraction disrupts the stability of our servers or causes business damage.

13. Age restriction

The delta.mk platform is intended exclusively for persons aged 18 and over. By accepting this Privacy Policy, you confirm that you are of legal age. If we learn that a minor has submitted personal data to the platform, it will be deleted immediately.

14. Direct marketing policy

According to Art. 11 of the Law on Personal Data Protection, Делта Недвижности processes personal data for direct marketing purposes exclusively upon prior consent from the user.

Giving consent: You give consent during registration by selecting the field: *"I agree to receive personalized offers, news, and advice from delta.mk"*.

Types of marketing messages: Messages can be sent via email, SMS, Desktop notifications, Viber, and WhatsApp, and contain notifications about new listings according to your interests, offers, and services on the platform.

Without consent: If you do not give consent, you will not receive marketing messages. You will continue to receive only system (functional) messages related to the basic functions of the platform (registration confirmation, listing notification, etc.).

Withdrawal of consent:

At any time, free of charge and without explanation, you can withdraw consent through:

• The "Unsubscribe" link in every marketing email message

After withdrawing consent, your marketing data are deleted within 14 days. After deletion, you will not receive marketing messages. If you want to activate them again, you can do so through the user profile or by contacting our team.

According to the Law on Personal Data Protection, you have the following rights:

Exercising rights: To submit a request for exercising your rights, contact us at deltanedviznosti1@gmail.com with the following information: First and last name, email address, and the specific request. In order to protect your data and prevent unauthorized access, Делта Недвижности may request additional confirmation of your identity before acting on your request. We will respond within the timeframe provided by law.

16. Changes to the Privacy Policy

Делта Недвижности reserves the right to change this Privacy Policy at any time. Changes take effect upon their publication on the platform. Registered users will be notified of significant changes via email at the address they registered with.
